Engine ticking sound

I'm pretty much a newb to bikes and this forum. I have a 2008 Ninja 250r with 5.5k miles and I've just recently started hearing a ticking sound when the bike is turned on. I've read that it could be the CCT or need a valve adjustment, however, what are other common possibilities this could be happening? Should I be expecting a valve adjustment at only 5.5k miles?

What I did was that I took out the cct and cleaned it and added new grease and the noise stopped (maybe not completely, but lessened by a lot), its really easy maybe like 10-15min of your time

In the video at the end he left a little gap before loosening the top screw to spring the tensioner rod back down, someone said not to do leave any gap so it's up to you...

No gap.

Camshaft Chain Tensioner Removal:
CAUTION
This is a non-return type camshaft chain tensioner.
The push rod does not return to its original position
once it moves out to take up camshaft chain slack.
Observe all the rules listed below:
When removing the tensioner, do not take out the
mounting bolts only halfway. Re-tightening the
mounting bolts from this position could damage
the tensioner and the camshaft chain. Once the
bolts are loosened, the tensioner must be removed
and reset.

Do not turn over the crankshaft while the tensioner
is removed.
This could upset the camshaft chain
timing and damage the valves.

•Remove the right lower fairing (see Lower Fairing Removal
in the Frame chapter).
•Loosen the cap bolt
•Remove the tensioner mounting bolts, and remove the
chain tensioner body.

•Replace the chain tensioner gasket with a new one.
•Tighten:
Torque - Chain Tensioner Mounting Bolts: 9.8 N·m (1.0
kgf·m, 87 in·lb)
•Take out the holder plate.
•Install the O-ring and tighten the cap bolt.
Torque - Chain Tensioner Cap Bolt: 5.0 N·m (0.5 kgf·m, 44
in·lb)

Camshaft Chain Tensioner Installation:
•Remove the tensioner cap bolt and O-ring.
•While compressing the push rod, turn it clockwise with
a suitable screwdriver until the rod stopped.
CAUTION
Do not turn the rod counterclockwise at installation.
This could detach the rod and the tensioner cannot
be reinstalled.

•While holding the rod in position with a suitable push rod
holder plate install the tensioner on the cylinder block.
